County considers rezone of property on north U.S. 191

A rezone request that could pave the way for development of an open-air dinosaur tracks museum received only positive comment from the public during Tuesday’s Grand County Council meeting.

During a public hearing on the request to rezone property at the intersection of U.S. 191 and state Route 313 from range and grazing to resort special, one area resident voiced support for the plan.

“I’m in favor [of the zone change] because it is consistent with the area plan,” said Lance Christie, who was the only person to speak during the public hearing. Christie was referring to the north corridor plan that includes “nodes” for commercial development. The property is in one of those nodes.

The rezone proposal remains open for written comment until Nov. 25. The county council will make a final decision on the plan during its Dec. 1 meeting, according to council chairman Bob Greenberg.

The property fronts on the road leading to Dead Horse Point and Island in the Sky and is tucked in between U.S. 191 on the east and Union Pacific railroad tracks on the west. High voltage power lines run the north and south length of the parcel.

The resort special zone does not allow the full variety of housing types, resource extraction, agricultural uses, and several industrial uses that range and grazing does allow.

Both zones allow much of the same public and civic uses, such as day care and educational facilities.

Resort special allows restaurants, lounges, motels and other recreational uses that range and grazing does not.

The application for the dinosaur park, tentatively named Moab Giants, is currently under consideration by the Grand County Planning and Zoning Commission.
