Compromise?

As many people know, Red Rock Partners, represented by Randy Day, is asking for a spot zoning change that would allow him to develop up to 136 lots (8 houses per acre) on a 17 acre parcel on Murphy Lane near Old City Park. The existing density of homes adjacent to Randy’s property is around 0.5 houses per acre, so Randy could develop 16 times more densely than the existing neighborhood. Randy’s response is that he really only wants to build around 55 homes, which works out to around three houses per acre.

In other words, instead of a 16-fold increase in density, he only wants a six-fold increase in density. This is like reassuring someone that instead of throwing them off of a 160-foot cliff, you really only intend to throw them off of a 60-foot cliff ­– not actually very reassuring at all.

Fifty-five houses on a 17-acre lot would still drastically change the character of the neighborhood. It’s not a compromise. The existing zoning allows for up to 1.6 houses per acre, about three times the adjacent density. This should be enough for Randy. With the existing zoning he can make a large profit on his purchase without ruining things for owners of existing adjacent homes.

We should not sacrifice the interests of existing homeowners just so Randy can make a very large profit instead of merely a large profit. The Grand County General Plan allows for reasonable growth and development. We should stick with the existing zoning.
